Infill Management
Direct manufacturer relationships with Clayton, Champion, and Cavco — factory pricing, priority scheduling, any region. We handle pad prep, utility extensions, permitting, set, hookup, skirt-out, and sales placement through 21st Mortgage, Triad, and PEP. End-to-end, in-house.
The math: One vacant lot converted to a paying resident at your cap rate is meaningful NOI. Multiply that by a 10-home infill program and you have a real asset value event.
Capital Projects
Water and sewer replacements, road resurfacing, electrical upgrades, amenity builds. Led by our dedicated Director of Capital Projects, scoped and bid competitively, managed through every phase — draw management, change-order discipline, post-completion close-out. Delivered across 16 states.
The math: Deferred infrastructure risk is the fastest way to destroy a valuation multiple at refinance or sale. We eliminate it systematically, on schedule.
Home Renovations
Aged park-owned homes are dormant capital. We triage which homes are worth renovating, coordinate title clearance on abandoned units, scope and execute through our vetted vendor network, and return them to market as higher-rent inventory or sale-ready stock.
The math: Renovating an existing home often delivers a better return per dollar than a new set — faster NOI uplift, lower capex, same exit flexibility.
