Run It Like You Own It: How Open Management Operates

How six years of hands-on operation became the foundation for third-party mobile home and manufactured housing community management.

Six years ago, none of this existed. Before we became a mobile home property management company serving outside owners, Open Management was an owner-operator, not a hired manager. Our journey into mobile home property management began with building and running our own teams, the systems, the vendor relationships, the compliance functions, the sales and leasing strategy, all of it, from the ground up.

Why an owner-operator background matters when you’re choosing a manager

Most property management companies start by managing other people’s assets. We started by managing our own. That difference shows up in how we operate today: we’ve made the decisions an owner makes, absorbed the costs an owner absorbs, and lived with the consequences an owner lives with. For clients seeking mobile home property management, our hands-on approach means when we step into managing a community, we’re not theorizing about operations, we’re applying what we already had to run ourselves.

The numbers behind the platform

Manufactured housing is a demanding environment. It does not reward shortcuts or passive management, and it’s where most of our operating foundation was forged. Some of what that looks like in practice:

  • 6,000+ lots managed across the US
  • Nearly 1,000 manufactured homes infilled
  • 98%+ portfolio-average collections rate
  • Full-service teams covering capital projects, home orders, infill execution, sales and marketing, call center and resident experience, compliance, accounting, and financial reporting

None of that happened because of any one person. It’s the product of a team that spent years building a platform capable of operating manufactured housing communities at scale, while never losing sight of what matters most: taking care of residents and creating value for ownership. As a result, we have developed significant expertise in all aspects of mobile home property management.

What expanding into third-party management actually means

As we grow further into third-party management, we’re not starting something new. We’re bringing the same platform, the same standards, and the same ownership mindset that we’ve spent years refining across thousands of lots and hundreds of infilled homes to a broader group of owners and investors. This commitment extends specifically to mobile home property management as we serve more owners nationwide.

For an owner who’s been self-managing, or who’s worked with a manager that treated the community like a line item, that distinction matters. It’s the difference between hiring a management company and partnering with an operator who has actually run what you’re asking them to run.

We’re excited for what’s ahead, and for the opportunity to serve more owners with excellence as our standard. We couldn’t be more grateful to the team that made it possible.

We operate as if our name is on the deed.

If you’re an owner or investor weighing self-management against a third-party partner, we’re happy to walk through your numbers together. We can have a real conversation about what running your community full-time would actually look like. Above all, we understand the challenges and opportunities unique to mobile home property management, and we’re here to help you succeed.
